Subfloor Ventilation in Baranduda

The City of Wodonga and VICSES flood and storm plan records a flash flood event in Wodonga and Baranduda from a severe weather event resulting in heavy rainfall and debris flow, with flash flooding that put mud through houses, including homes at the foot of the Baranduda Ranges. For a Baranduda house, “has silt or mud ever got under this floor?” is a fair question to put to whoever quotes.

Our Baranduda service area

An enquiry from Baranduda is passed on to an independent qualified provider, who gets in touch to look under the house.

Subfloor Ventilation around Baranduda

The plan (version 2.0, reviewed September 2024) lists the event in its table of historic flood events, and says the flash flooding affected properties including fencing damage, driveways washed away and mud through houses. Its table's date column is printed out of reading order in the document, so we state no date. The plan names streets; we name none and say nothing about any house.

None of these sources mentions subfloor ventilation, so what follows is our inference, not a rule: a house that has had mud or silt around it may have had some get under the floor, so the first questions for the provider are whether the space has been looked at since, what they would check about the ground, and what the quote says if there is a layer to deal with. We state no method and no depth, and the plan says nothing about subfloors.

A thin pale silt layer dried and cracked on the earth between brick piers beneath a floor with a shovel leaning on a pier — subfloor ventilation, Albury-Wodonga. Illustrative example.

Permits and City of Wodonga rules

Whether adding or changing vents at a given address needs an approval or permit is not something we say: no Victorian page we read answers it. The Australian Building Codes Board says to check with your local council if you are not sure.
