Subfloor Ventilation in Lavington
Albury City Council says the Lavington Drains area drains runoff from a relatively small catchment, but that the drainage can be insufficient in large storms, leading to flooding of properties and roads. For a house in Lavington, “does water get under this floor in a big storm?” is a fair question to put to whoever quotes.

The council's floodplain management page (read 7 October 2026) says the Lavington Drains area is one of three drains, with the West Albury and South Albury drains, that are liable to significant flooding in the Bungambrawatha Creek study area. Its Bungambrawatha Creek flood study review names Lavington among the suburbs whose existing flood behaviour it will define. The page names no street and no house, and neither does this one.
None of these sources mentions subfloor ventilation, so what follows is our inference, not a rule: if a storm can put water around a Lavington house, the question for the provider is what the ground under the floor does afterwards, and whether the code's extra requirement for subject-to-frequent-flooding ground (more ventilation or a sealed ground, in the NCC 2022 text NSW applies) is one they would raise. We state no distance, level or likelihood.

Permits and Albury City Council rules
